Hello,

I am new to the forum. Just thought I would introduce myself, my name is Matt Anzaldo and I live and work in Bakersfield CA.

I have completed all 2000 hrs. of training and have submitted by paperwork to the state for approval. I am really excited about this career and wish everyone out there good luck.

My name is Mike and I'm currently a mortgage broker in California, but I'm starting to think my passion in real estate would be better served as a real estate appraiser.

Ok...long list of questions so any help you can provide is greatly, greatly appreciated.

1. How do I go about applying for a license? I have many course hours that I have been told apply through college credits, but I don't know which ones will apply, and which ones I will have to take through appraiser classes.

2. What is my time frame for getting started working as an appraiser? Can I make money soon, or are there a lot of classes and licensing to get out of the way before I can start working in the industry?

3. In the hand book...it states I need experience hours....is this something I can gain while making a living, or will I have to apprentice first?

I too am very excited about this, being a new trainee, I am very excited about starting this new career direction, however, I am finding it very hard to break into this market (ie; someone to train me, someone to sign off on my appraisals) I have a friend that does it and said he would sign off on my appraisals, but he now seems a little apprehensive about doing so. It couldn't be the way I do them because I have not done one yet. I am looking for anyone who could possibly show me the ropes, and possibly give me a little work in doing appraisals in the stanislaus, san juaqin, or central valley area?

Timeframe to start is at least 2 years. No you will not make money soon, until you get your Res. License. You have to find a supervisor to sign you off which can take time. I used 3 different mentors.

You will have to do both apprentice/make money which you may not make enough to stay a float, I worked part time the first 1.5 years of my training.

1. - go to the orea website (I assume you are CA.) Search google for orea ca appraiser. If you want an online school go to allied business schools.

congradulations to you.i'm still working on my 2000 hrs and i hope one day soon(with this shaky market) i can say the same thnig.

Hey Matt-
I also am awaiting my license from OREA. Can't come fast enough huh? I have called and bugged them, with no luck. I am about 45 days into their typical 90 days. I live down in the San Diego area and if your ever interested in swapping ideas, I would be, so let me know. Are you going straight to AR or AL? I first sent off my AL upgrade but have since sent off my AR package trying to squeeze in before the end of the year. Lets cross our fingers.

It's great that you have someone to possibly sign off on your jobs. I'm an appraiser and what I would suggest is going to my site area48network .com. If you know how to do the reports thoroughly it will probably ease your friend's apphrehension a bit. I've put together a lot of info for trianees. Let me know what you think. Good Luck!

Gets even harder once you get your license! This is a tough market for new Appraisers.
