Hello,
So, okay, I'm not really a newbie, OR a trainee, but this seemed the best spot for this post.

I need a little advice - I have 8 years of appraisal experience in So Cal, but I've been out of practice (and license) for the past 6 years. I left appraisal for new home sales with a national builder when I moved to Nor Cal. Now, the structure/attitude of the company has changed and I'm looking for a change again. I loved appraisal before (love the whole RE/building industry) but was just craving a little more interaction with people. I think I can satisfy that interaction by being more involved in appraisal groups in my area and forums like this.

Here's my dilemma, the OREA tells me that since my experience is over 5 years old, it only counts for 500 hours. My broker's license will count for another 1,000 but I'll still need to get 500 hours of experience with someone although I'm not really a "trainee". I'm not worried about the new '08 requirements either because I have all the classes necessary for "equivalency". Do these requirements sound right? They didn't tell me if I'd have to re-test, but I'm not that concerned with it as I passed on the 1st try last time around.

Basically, I guess I'm hoping for suggestions on a good place to start networking with appraisers in the Sacramento area. Being in home sales, I have plenty of resale, title company and banking contacts - just not many appraisers.

I would think that I have a lot to bring to the table with my prior experience and contacts. The software can't have changed THAT much and I'm fairly good with computers anyway. The methods are still the same. I just need someone to partner with to get up to speed again and gain some documentable hours so I can get my license back.

Any feedback would be appreciated regarding a good place to network and also any opinions on how easy/difficult you think it will be for me to break back into this field. I know it will be a pay cut from sales, but I need less stress right now and with the write offs, it may not be hugely different after I've built a good client list. I miss being able to make my own decisions and my own schedule. I'm assuming that with my contacts I can quickly build my business to 20-30 reports per month. Am I off my rocker?

Hi velocity,

Any one who doesn't read the new changes to USPAP will be off their rocker.

Have all this experience? USPAP has changed and the profession has changed, some what; it's changing.

USPAP is a must for whom may just have been out of practice. Well, I would say it would be a good start.

This link will help you get started in refreshing your memory :) I like it.., changes are good. Especially the word, "credible" relating to the scope of work rule.
