Just received a request from a lender that, I never worked before. wanting the following on a full urar. He wants (1) current estimated value (2)cost to cure value (3) repaired value on the same form. I always list cost to cure in the comments section and given them a current value but never been asked to do all three on the same report.

Is this possible to do this? how has anyone else handled such a request and if so how did you do it on the form?.

Do you use Wintotal???

If so, Wintotal has a form called "Repair and Maintenance Addendum", search for "RMA". It has all three of the items your lender is asking for. "As is" would be the value on the report after adjustments etc just as normal. As repaired would be the sales in the market which will reflect the "items repaired" on the subject after reconditioning or updated. Other words if the subject has a lot of repairs typically you indicate this in the condition field. I use this a lot for repo's. Any time I have important addendums I put see addendums in the section so if the reviewerreads the report he/she is not mislead and will look for the additional support and reasoning.
